Project Overview
Hawksmoor was appointed to manage the technical information and support the sale of Phases 2 and 3 of the Treledan development, located on the northern edge of Saltash in Cornwall.
The wider Treledan scheme will deliver over 900 new homes alongside associated infrastructure. Phase 1 of the development had already been sold to another developer, meaning that careful coordination was required to ensure that the subsequent phases aligned with the infrastructure, design standards and planning framework already established.
Hawksmoor played a key role in assembling and presenting the technical information required for the disposal of the land, while ensuring that future development phases would remain compatible with the existing scheme.

A comprehensive Due Diligence Report was prepared to summarise the key technical considerations relevant to the development of Phases 2 and 3. This report provided clarity for both the client and prospective purchasers and covered a range of technical matters including:

Hawksmoor worked closely with the client’s appointed technical team to ensure that infrastructure specifications for the new phases remained consistent with those already established for Phase 1. This coordination was critical in maintaining continuity across the wider development.
During the marketing process, Hawksmoor also worked alongside the selling agent to carefully review the technical assumptions contained within offers submitted by prospective purchasers. This included detailed scrutiny of infrastructure delivery proposals and associated development costs.
Hawksmoor ensured that all infrastructure obligations and development responsibilities were clearly defined within the sale contracts to protect the delivery of future phases of the scheme.
