Project Overview

Hawksmoor acted for a private landowner as land agent in relation to a strategic urban extension on the eastern edge of Tamworth within North Warwickshire. The site was promoted through the new Local Plan by Hallam Land culminating in an allocation, alongside other land interests represented by a separate land agent.

Hawksmoor played a key role from the outset, advising on and helping to structure the initial planning promotion agreement to ensure the landowner’s interests were appropriately protected and aligned with the wider promotion strategy.

The project progressed through the outline planning application stage at North Warwickshire Borough Council, with Hawksmoor monitoring the application throughout the determination process. A resolution to grant outline planning permission was secured in early 2025, enabling the site to be brought to market shortly thereafter.


Role of Hawksmoor

Hawksmoor provided strategic land agency and advisory services across the lifecycle of the project.

At an early stage, Hawksmoor was instrumental in the negotiation and finalisation of the planning promotion agreement, working to ensure clarity around landowner obligations, promoter responsibilities and value realisation mechanisms.

During the planning phase, Hawksmoor closely monitored the outline planning application as it progressed through North Warwickshire Borough Council, ensuring the landowner remained fully informed and that key issues were addressed as they arose.

Following the resolution to grant planning permission, Hawksmoor worked collaboratively with Hallam Land and the joint land agent to prepare the site for market. This included coordinating technical information and ensuring that prospective housebuilder purchasers were provided with comprehensive and robust data to de-risk bids and maximise competitive tension.

Once a preferred purchaser was selected, Hawksmoor led the preparation of Heads of Terms in conjunction with Hallam Land and the joint agent, clearly setting out the agreed structure for the land sale. Hawksmoor remained closely involved through the legal process, supporting the landowner through to completion.
