Project Overview
Hawksmoor was appointed by Raleigh, the renowned bicycle manufacturer, to explore the potential for residential redevelopment at its existing UK headquarters in Nottingham.
The project involved assessing the suitability of the brownfield site for residential development and managing the planning process to unlock the site’s potential. The proposed scheme sought outline planning permission for up to 125 new homes, transforming the underutilised site into a sustainable residential community.
Hawksmoor supported the project throughout the planning and early disposal stages, providing development consultancy advice, coordinating the planning process and preparing the site for marketing to housebuilder purchasers.
Role of Hawksmoor
Hawksmoor provided strategic development consultancy and project management services throughout the planning process.
Working closely with Raleigh and the Local Planning Authority, Hawksmoor coordinated the pre-application engagement process to establish an appropriate development strategy and ensure alignment with local planning policy.
Hawksmoor also appointed and managed a specialist consultant team to prepare and submit the outline planning application for a residential-led scheme comprising:

During the application determination period, Hawksmoor worked alongside the planning consultant to respond to technical queries raised by statutory consultees, ensuring that issues were addressed promptly and effectively.
Following a resolution to grant planning permission under delegated powers, Hawksmoor worked with Raleigh and their legal advisers to negotiate a viable Section 106 Agreement, securing the necessary planning obligations associated with the development.
To support the disposal process, Hawksmoor also assisted the client’s appointed development land agent in preparing a comprehensive technical sale information pack. This provided prospective developers with the planning and technical information required to formulate competitive bids for the site.
