Project Overview

Hawksmoor acted for Stepnell Developments in the promotion, planning and disposal of Malabar Farm, a strategic residential development site on the north-western edge of Daventry.

The site forms a major urban extension capable of delivering approximately 1,200 homes, together with a primary school, local centre and extensive public open space.

Hawksmoor supported the project throughout the full development lifecycle, from strategic site promotion and planning application preparation through to the successful disposal of the consented development land to Spitfire Homes and Crest Nicholson.


Role of Hawksmoor

Hawksmoor provided strategic planning, development management and disposal advice across all stages of the project.

Working alongside Nexus Planning, Hawksmoor supported the promotion of the site through the development plan process, helping to establish Malabar Farm as a key residential growth location for Daventry.

Hawksmoor then coordinated the preparation of an outline planning application for a comprehensive residential-led scheme including:

  • c.1,200 new homes

  • A two-form entry primary school

  • A local centre

  • Extensive public open space and green infrastructure

Part of the wider site allocation included land separately controlled under option by Bellway Homes. Hawksmoor worked with Nexus Planning to negotiate an appropriate financial contribution from the Bellway development towards the delivery of the wider allocation infrastructure, ensuring the costs of key infrastructure were shared across the development parcels.

Hawksmoor also supported the marketing and sale of the consented development land, providing planning and technical input throughout the disposal process.


Outcome

  • Outline planning consent secured for approximately 1,200 homes.

  • Agreement reached on shared infrastructure contributions across the wider allocation, including participation from the Bellway-controlled land.

  • Successful disposal of the site to Spitfire Homes and Crest Nicholson, enabling delivery of a major new residential community for Daventry.
