Project Overview
Hawksmoor acted for RPG (formerly CEG) as promoter’s agent in the preparation of a comprehensive sales pack for the marketing of the Phase 1 Gateway at Dunton Hills Garden Village, Essex, alongside the option of bringing the whole garden village to the market.
The Phase 1 Gateway comprised a development opportunity for c.300 dwellings. This formed part of the wider Dunton Hills Garden Village application, which sought consent for up to 3,700 dwellings, 3 care homes, an all-through school, 3 primary schools, an employment hub, village centre and sporting facilities.
Hawksmoor’s role was to present both the Phase 1 Gateway parcel and the wider strategic opportunity clearly and effectively to the market, ensuring interested parties had access to the key planning, technical and delivery information needed to assess the opportunity and submit offers on a consistent basis.
Role of Hawksmoor
Acting on behalf of the promoter, Hawksmoor coordinated the preparation of a detailed sales information pack to support the marketing of the Phase 1 Gateway, while also enabling the wider garden village opportunity to be offered to the market.
This involved:
- Preparing detailed tender guidelines confirming the basis on which interested parties should submit offers
- Setting out key matters relating to Section 106 obligations, off-site Section 278 works and infrastructure needed to support future phases
- Coordinating the preparation of the technical information required to support the disposal process
- Working with the wider consultant team to ensure the information provided was accurate, up to date and relevant to prospective purchasers
As part of this process, Hawksmoor coordinated a range of technical workstreams, including:
- Ground investigation works
- Section 278 design work
- Utility diversion enquiries
- Earthworks strategy
- Testing layout preparation
- Phased foul and surface water drainage strategy
This work formed part of a comprehensive sales information pack, enabling interested parties to assess both the Gateway parcel and the wider garden village opportunity on a well-informed and consistent basis.
Outcome
- Preparation of a comprehensive sales pack for the marketing of the Phase 1 Gateway, alongside the option to acquire the whole of Dunton Hills Garden Village
- Clear tender guidance provided to bidders, including the basis for offers and key planning and infrastructure considerations
- Coordination of technical and development information to support a robust and informed sales process
- Supported the successful sale of the whole scheme to Land Improvements Holdings, who are now progressing the delivery of the on-site and off-site infrastructure needed to bring forward serviced development parcels to the market.
